О проекте
Проект дома на 12 квартир выполнен в современном, урбанистическом стиле, для которого характерно наличие своеобразных архитектурных элементов и деталей, придающих дома оригинальность и неповторимый шик. Данный вариант станет отличным решением в категории доступного жилья, при этом он одинаково органично будет смотреться как в обычном населенном пункте, так и в элитном коттеджном поселке.
Проект трехэтажного дома включает в себя шесть однокомнатных и столько же двухкомнатных квартир площадью от 55 до 80 квадратных метров. При относительно небольших размерах каждое жилье обладает полным списком всех необходимых для комфортной жизни помещений. Тщательно продуманные внутренние планировки отличаются функциональностью и практичностью и при этом удовлетворяют всем требованиям в области безопасности и дизайна.
Панорамное остекление здания способно подарить ощущение воздушности, тепла и света даже в самый холодный и пасмурный день. Для облицовки стен используются экологически чистые деревянные термопанели, которые отлично сочетаются с темным кирпичом и оригинальной белой отделкой входной группы в дом. Для повышения безопасности окна оборудованы перилами.

Interior Design: Vision Interiors by Visbeen Builder: Mosaic Properties Photographer: Mike Buck Photography This three-story live/work building accommodates a business and a private residence. The front showroom and reception area features a stair with a custom handrail and veneer brick wall. Moving through the main hall you will find a coffee bar and conference room that precedes a workroom with dark green cabinetry, masonry fireplace, and oversized pub-height work tables. The residence can be accessed on all levels and maintains privacy through the stairwell and elevator shaft. The second level is home to a design studio, private office and large conference room that opens up to a deep balcony with retractable screens. On the residence side, above the garage is a flex space, which is used as a guest apartment for out of town guests and includes a murphy bed, kitchenette and access to a private bath. The third level is the private residence. At the front you will find a balcony, living room with linear fireplace, dining room with banquette seating and kitchen with a custom island and pullout table. Private spaces include a full bathroom and kids room featuring train car inspired bunks and ample storage. The master suite is tucked away to the rear and features dual bathroom vanities, dressing space, a drop down TV in the bedroom ceiling and a closet wall that opens up to an 8x12, his and hers closet. The lower level is part of the private residence and features a home gym and recreation spaces.

The wishbone arch over the front window is cast stone. It had been painted with a very thick layer of beige paint. All the detail was lost. We cleaned away all the old paint and layered the most ornate sections with blacks and greens to give the appearance of antique bronzework. A little coloring was added to spike visual appeal.

Located in the Surrey countryside is this classically styled orangery. Belonging to a client who sought our advice on how they can create an elegant living space, connected to the kitchen. The perfect room for informal entertaining, listen and play music, or read a book and enjoy a peaceful weekend. Previously the home wasn’t very generous on available living space and the flow between rooms was less than ideal; A single lounge to the south side of the property that was a short walk from the kitchen, located on the opposite side of the home.

River Homes Civic, Pedestrian, and Personal Scale Our urban design strategy to create a modern, traditional neighborhood centered around three distinct yet connected levels of scale – civic, pedestrian, and personal. The civic connection with the city, the Milwaukee River and the adjacent Kilbourn Park was addressed via the main thoroughfare, street extensions and the River Walk. The relationship to pedestrian scale was achieved by fronting each building to its corresponding street or river edge. Utilizing elevated entries and main living levels provides a non-intimidating distinction between public and private. The open, loft-like qualities of each individual living unit, coupled with the historical context of the tract supports the personal scale of the design. The Beerline “mini-block” – patterned after a typical city block - is configured to allow for each individual building to address its respective street or river edge while creating an internal alley or “auto court”. The river-facing units, each with four levels of living space, incorporate rooftop garden terraces which serve as natural, sunlit pavilions in an urban setting. In an effort to integrate our typical urban neighborhood with the context of an industrial corridor, we relied upon thoughtful connections to materials such as brick, stucco, and fine woods, thus creating a feeling of refined elegance in balance with the “sculpture” of the historic warehouses across the Milwaukee River. Urban Diversity The Beerline River Homes provide a walkable connection to the city, the beautiful Milwaukee River, and the surrounding environs. The diversity of these custom homes is evident not only in the unique association of the units to the specific “edges” each one addresses, but also in the diverse range of pricing from the accessible to the high-end. This project has elevated a typically developer-driven market into a striking urban design product.
The client’s brief was to demolish the rotten 1920’s bungalow and create a slick and urbane city apartment complex devoid of timber framing. The design is deliberately masculine with the garaging and entry having a strong purposeful stance providing a solid anchor to the site. The extensive use of exposed concrete masonry juxtaposes the clean plastered masonry continues the theme. Structural challenges included 5m high retaining along the eastern boundary. Utilising the precast concrete garage roof as a diaphragm enabled the engineer to achieve the necessary wall height. The garage roof also provides an excellent hard surface recreation space. Upon being granted entry through the security intercom you meet the austere and symmetric form of the central corridor leading to the lift shaft. The Schindler lift carriage contrasts the minimalist corridor by delivering its occupants to each level in style and comfort. The lift tower gives a sense of height, drama and focus for the building. Interior use of exposed masonry continues the modernist theme providing a wonderful foil for the kwila doors, trim and flooring to work with. The lounge corner window takes in the client’s favourite city view. The lounge nook shields the TV from afternoon sun. The kitchen with its sea views and the tiled bathroom are finished to a very high standard. The north-west living area spills out to an attractive, leafy courtyard at the lower apartment level and a modern spin on the Juliet balcony creates a connection to the outdoors for the upper apartment
This dense cluster of 20 units is a unique mix of uses, containing 4 duplex units and 4 triplex units that include ground floor commercial or work / live units. The commercial units face the busy boulevard, and the rear units address the low density residential context of single family homes. The architecture is a response to the mixed programming, reflecting the industrial history of the area along with warmer residential qualities. The design is punctuated with outdoor rooms that provide the spaces throughout with light and air from all sides. Materials intentionally appear as applied as a reference to the notion of architecture as fashion - most of the homes in the area have an applied style. In this respect, the project is fully integrated into its context.

This Macro-Unit project takes an existing warehouse shell as its site and inserts 24 new Work-Live units into the envelope of the structure. The existing space and structure act as collaborators, interacting with the design of the new space to create unique, dynamic, and diverse volumes. The new interior reconfiguration begins by carving out a new courtyard at the center of the existing building to allow for light, air, and access.
The spaces within maximize light penetration from the East and West facades through the use of skylights on a stepped floor plate and windows that project beyond the building of the envelope.

McKeesport Downtown Housing, formerly a YMCA, is an 84-unit SRO for people at risk of homelessness. The old brick and terracotta building was important historically for McKeesport. The decision to design the project to Passive House criteria actually went a long way to making the pro-forma work. This project was the first large scale retrofit to be designed to meet Passive House Standards in the US. Another major concern of the project team was to maintain the historic charm of the building. Space was at a premium and a reorganization of space allowed for making larger resident rooms. Through a community process with various stakeholders, amenities were identified and added to the project, including a community room, a bike storage area, exterior smoking balconies, single-user rest rooms, a bed bug room for non-toxic treatment of bed bugs, and communal kitchens to provide healthy options for food. The renovation includes new additional lighting, air-conditioning, make-up air and ventilation systems, an elevator, and cooking facilities. A cold-weather shelter, 60-day emergency housing, bridge housing, and section 8 apartment rentals make up the housing programs within the shelter. Thoughtful Balance designed the interiors, and selected the furniture for durability and resistance to bed bugs. The project team worked closely with Zola Windows to specify a unique uPVC window that not only offers passive house performance levels at an affordable cost, but also harmonizes with the building’s historic aesthetic. Zola’s American Heritage SDH (simulated double hung) from the popular, budget-friendly Thermo uPVC line was specified for the project. The windows implemented in this project feature a lower tilt & turn window and a fixed upper for maximum airtightness and thermal performance. The condos each carry a unique design and historical character that captures the original essence of the Raymond Brothers building. Additionally, BIC created a 2,000 SF rooftop terrace for residents to enjoy the sweeping views and Nebraska sunsets.

In 2016 the prominent Owen Block (c.1882) was fully renovated to create 15 urban living units in Evansville's Riverside Historic District. The building's iconic 19th-century facade was restored with the addition of a private urban courtyard, new exterior lighting and streetscape improvements.
